FARRAGUT (WATE) - Preparation of the site for construction of a Costco store in Farragut is underway. The 147,000-square foot store is being built on a 20-acre site near Lovell Road and Kingston Pike.

"They have started clearing the site, and they are installing the erosion control measures and their tree protection measures along the creek area," said Farraugt Community Development Director Ruth Hawk.

The next step is grading. Hawk says the site owner should be getting a full grading permit some time this week, but it will be a while before building construction begins.

"They have all their building permits ready to go, but they will not actually start constructing for a few months yet because of the grading that has to be done. They will do a lot of filling on the site," Hawk explained.

The site is adjacent to the Powell Acres neighborhood. Residents there were initially concerned about the construction so close to their homes. After working with Costco, however, the property owners agreed to add better landscaping.

"Whenever you have residential adjacent to commercial, we require that there be planted buffers and sometimes rather than the standard minimum width, at the time the town annexed that area, they worked with the property owners and came up with a buffer strip a little greater in width," Hawk said.

A draining easement is also being added to avoid flooding.

The neighbors say working with Costco has been great, and the chain was accommodating to their requests. Still, many are still waiting to see how the final product turns out.

Hawk says the project could be finished by this time next year.

"It's a big building. It's a big site," she said. "It will take a while, but it will be here."

The length of the project will depend on how long it takes for the ground to be graded.
